The platforms add a guest fee of around 14% at checkout. We don't charge one.

For homeowners
We look after a short list of houses between Malibu and Leucadia. Owners keep their Airbnb and VRBO listings for reach. We grow the share of nights booked direct, where guests pay less and you keep more.
One fee covers all of it. We don't charge for setup, photography, linens or the direct booking site.
One percentage on booking revenue. Everything else is passed through at cost or included.

Most homes take five to seven weeks, depending on the permit.
June and Theo visit, look at every room and system, and give you a rate plan in writing within a week.
We check your short-term rental permit, then stock linens, beach gear and the kitchen to our list.
Our photographer shoots the house at golden hour. We write the listings and publish them everywhere.
We start with direct guests who've stayed with us before, so the first reviews come from people we know.
June reads every inquiry and replies within two business days. We look for two or more bedrooms, a ten-minute walk or less to the sand, and a current short-term rental permit.
A few details now. We'll ask for the rest at the walkthrough.
Three of us, eleven years, twelve houses. We know which driveway floods in a king tide and which neighbor walks a Great Dane at 6 am.
In 2015 Marisol Reyes was cleaning two cottages on the Crystal Cove bluff for an owner who lived in Seattle. Guests kept calling her directly, because she was the one who answered.
She and Theo Lindqvist, a contractor who had rebuilt half the decks on Thalia Street, started looking after houses for owners who wanted someone nearby. June Park joined in 2019 to run bookings and the owner side.
We still take on one or two homes a year at most. Every house is one we can reach in under forty minutes, and one of us walks through every house between stays.

Planning a stay, or thinking about handing us the keys to yours. Either way, a person answers.
The same rules apply at all twelve homes unless a listing says otherwise. If something here doesn't cover your situation, text us.
Cancel 30 days or more before arrival for a full refund. Between 14 and 30 days, we refund 50%. Inside 14 days, we refund whatever nights we're able to rebook, less a $100 processing charge.
These terms apply to direct bookings. Bookings made on Airbnb or VRBO follow that platform's policy.
Yes. Direct guests can move a reservation once, at no charge, up to 14 days before arrival. The new dates need to be within 12 months and the same length or longer. If the new dates cost more, you pay the difference.
If an evacuation order covers the home, or Pacific Coast Highway is closed between you and the house on your arrival day, we refund every affected night in full or move you to another home if one is open.
Half at booking and the balance 30 days before arrival. If you book within 30 days of arrival, the full amount is due at booking.
Airbnb and VRBO add a guest service fee at checkout, usually around 14% of the stay. We don't charge one. The nightly rate, cleaning and occupancy tax are the same on every site. Here's the full breakdown.
Transient occupancy tax of 10% on the nightly rate and cleaning. We collect it and pay it to the city. Concierge add-ons are not subject to occupancy tax.
Check-in is 4 pm and checkout is 10 am at every home. Check-in is self-serve with a door code we text you at 9 am on your arrival day.
When a house is ready before 4 pm, direct guests get the code as soon as it's turned, free. To guarantee a 12 pm check-in, add it at checkout for $150. Late checkout at 1 pm is $150, or free when we price-match.
Every home has off-street parking for at least two cars. The exact spot, plus any gate codes, is in the arrival guide we send seven days before you arrive.
Six homes take one dog under 40 lb for a $150 fee per stay:
Service animals are welcome at all twelve homes with no fee. Let us know when you book so we can tell the cleaning crew.
It depends on the beach and the season. State beaches at Crystal Cove and El Matador don't allow dogs on the sand. Each town guide says where dogs can go.
We don't take a cash deposit. We place a $500 hold on your card three days before arrival and release it within seven days after checkout, once the walk-through is done.
Text us. A chipped glass or a stained towel is normal wear, and we don't charge for it. For real damage, we send photos and a repair quote before we charge anything against the hold.
No parties or events at any home. That includes weddings, showers and photo shoots. A dinner for your own group, up to the home's guest limit, is fine.
Table Rock House can host a seated dinner for up to 12 with written approval, cooked by our chef.
Quiet hours are 10 pm to 8 am. Each home has an outdoor noise sensor that measures volume only and records no audio. There are no cameras inside any home. Doorbell cameras at the front entrance are noted on each listing.
Pelican Point Terrace has an elevator to all four levels and step-free entry from the garage. Beacon's Garden House is single level with one low step at the front door and a level garden.
Most of our other homes are on bluffs and have stairs. Each listing gives the step count from parking to the front door.
Yes. We can add a shower chair, a raised toilet seat or grab bars before you arrive, at no charge. We'll also help reserve a beach wheelchair where the state park offers one. Tell us what you need when you book.
