Photo checklists
Cleaners prove the work room by room, with reference photos of how each bed and kitchen should look. You stop driving out to check.
Photo checklistsChangeover schedules the cleaner the moment a guest checks out, walks them through a photo checklist, flags damage and low supplies, and tells you when each home is ready. Built for teams running 20 to 500 vacation rentals.
14 days free. No card needed.

Cleaners use a text link on their own phone. Your team sees every home, every photo, and every problem in one place.

Photo checklistsA cleaner spots a broken lamp, takes a photo, and it lands on your board with the reservation attached. You have it well inside Airbnb's 14-day claim window.
Damage claimsCleaners count the essentials as they go. When a home drops below par, it goes on Monday's restock run automatically.
Supply alertsEach owner gets a monthly report with nights booked, turns, issues, and photos of their home. It sends itself on the 1st.
Owner reportsNo app store and no password. Cleaners tap the link in the driveway, accept the job, and work room by room. Each photo reaches your board as it's taken.
They moved off a shared spreadsheet and a 30-person group text in March 2026. These are their numbers for the six summer months that followed.
Same-day turns finished on time. Their target is 95%.

Across a team of threeRunning turnovers on Changeover
“Saturdays used to be me on the phone from ten until four. Now I open the board, watch the orange go to ink, and only call when something is flagged.”
“We used to hear about a broken hot tub cover from the guest review. Now Ana flags it at one and maintenance is there by three.”
“The owner reports paid for it. Two owners who were thinking of leaving told us the photos are the reason they stayed.”
“Our cleaners don't do apps. A text link they can open in the driveway was the only thing that ever stuck.”
14 days free, no card. Connect your PMS in about ten minutes and your next week of checkouts shows up on the board.
Every module feeds the same turnover board. Cleaners work from a text link, coordinators work from the board, and owners get the results.
checkout.completedres. HM4KQ2Flow diagram: a guest checks out in the PMS at 11:00, the turn lands on the Changeover board, the cleaner works a photo checklist from 11:40, the inspector signs off at 14:31, the home is marked guest-ready at 14:35, and the stay appears in the owner report on 1 November.
Each home gets its own checklist, built from a template and edited in minutes. Cleaners see a reference photo of how the room should look, then take their own. A step can't be checked off until its photos are in.
When a cleaner taps Flag issue, they mark the spot on the photo and pick a category. Changeover builds a claim packet with the reservation, guest, timestamps, and photos, then starts the clock on your claim window.
Set a par level for each item in each home. Cleaners count as part of the checklist, which takes about a minute. Anything below par lands on a restock run, grouped by area so one person can drive it.
Owners want to know their home is looked after. Changeover sends each one a monthly report with booked nights, turns, issues and how they were fixed, plus fresh photos from the last clean.
Nine homes, five cleaners, one coordinator. Every bar is a turn, drawn to the minute from the board's history.
Most teams are live on the board the same day they connect. Checklists for 100 homes take about a day to set up from our templates.
Reservations come in every five minutes. Ready status and flags go back as reservation notes.
No PMS? Paste each listing's calendar link and checkouts appear on the board.
Push turn status into your own tools, or pull checklists and photos into a data warehouse.
We load your next seven days of checkouts before the call. Thirty minutes, with someone who has run turnovers.
Every home gets its own checklist with reference photos. Cleaners open it from a text link, work room by room, and can't tick a step until the photo is in.
Finish every room to send it to the inspector.
Inspectors review a whole home from the board in about two minutes. Approve a room, or flag it and the cleaner gets a text while they're still on site.
Approve or flag each room.
Most of our customers' cleaners are contractors on their own phones. Everything here assumes a busy Saturday and one bar of signal.
Upload one photo per room of the bed made right, the towels folded, the kitchen staged. Cleaners match it. New cleaners get it right on day one.
Photos save to the phone and upload when signal comes back. The board shows "2 photos waiting" so you know the work is done before they sync.
Checklists, texts, and flag categories switch per person. You write the checklist once in English and we translate the standard steps.
On Growth, a lead cleaner or inspector reviews the photos and signs off before a home turns guest-ready. Spot checks can be random or every turn.
Drag steps into the order your cleaners move through the house, or use the arrows. Mark which steps need a photo. The cleaner's phone updates as you go.

About ten minutes per home from one of our templates. Copy a finished checklist to similar homes in one click, then adjust the rooms. Most teams with 100 homes are done in a day.
Only if you mark that step as optional. Required steps stay unchecked until a photo is attached. You can allow a skip with a reason, which shows on the board.
18 months by default, which covers most owner disputes and platform claims. Portfolio customers can set their own retention, from 90 days to 7 years.
No. Each job comes as a text link tied to that cleaner and that turn. It expires 24 hours after the job is signed off.
A cleaner flags the damage from the checklist. Changeover builds the claim packet, starts the clock, and keeps it in front of you until the money is back.
Four pages, one PDF. Timestamped photos, the reservation and guest, the last clean of the same spot, and every cost line. Click through the pages.
Bluffside Rentals filed 64% of claims on time before Changeover. Since March it has been every one.
Cleaners draw on the photo and pick a category: stain, broken, missing, or extra cleaning. A size note and a line of text are enough.
Reservation, guest, checkout time, marked photos, the last clean photo of the same spot, the cleaner's note, and your quote. Ready to attach.
Airbnb gives you 14 days from checkout. VRBO follows your own damage deposit policy. The board turns orange at five days left.
Broken items go to maintenance. Anything over $250 also goes to the owner. You set the rules once per account or per home.
Bluffside Rentals, April to September 2026. Paid claims show on owner statements as credits. Hover a month for the split.
More in the help center.
No. Airbnb requires the host to submit through the Resolution Center. Changeover builds the packet and reminds you, and you attach it in about two minutes.
The packet is the same. The clock follows the deposit hold period you set for each channel, so a direct booking with a 7-day hold gets a 7-day clock.
Owners see flags over your threshold, and every flag appears in their monthly report with how it was fixed. You can hide a flag from the report if it was a false alarm.
Yes. Mark a claim paid with the amount and it shows on the claims report and on the owner statement as a credit.
Cleaners count the essentials as the last step of the checklist. Anything below par goes on the next restock run, sorted by area so one person can drive it.
The dial shows total stock against par. The bars underneath show each item, with par marked. Orange means something is on the next run.
"There's no coffee" is the most common first-night message our customers get. It's also the easiest to prevent.
A four-bedroom needs more toilet paper than a studio. Set par once, then copy the set across similar homes in one click.
Cleaners count with plus and minus buttons as they finish. It takes about a minute and nobody has to remember a separate form.
Runs are built every Monday and Thursday by default, grouped by area and ordered by next check-in. Print it or send it as a text.
Add unit costs and each restock is priced per home. It flows onto owner statements or into QuickBooks and Xero as a bill line.
On Growth, Changeover drafts a reorder every Monday from everything below par. Adjust quantities, approve once, and costs are split back to each home.
Supply alerts are on the Growth and Portfolio plans. See pricing.
Start with five: toilet paper, coffee, dishwasher tabs, trash bags, and hand soap. Those cover most guest complaints. Add more once the team is used to counting.
Yes. Pick any days, or build a run on demand. A home with a check-in before the next run can be flagged for a same-day drop.
The next count corrects it. If a count jumps by more than double, the board asks the coordinator to confirm before it lands on a run.
Each owner gets a monthly report with nights booked, turnovers, issues and how they were fixed, plus fresh photos of their home from the last clean.

Owners leave managers when they feel out of the loop. A short monthly report with real photos fixes most of that.
Preview every report the week before. Edit a note, hide an issue, or hold one owner's report while you call them first.
On Growth the report carries your brand. On Portfolio it comes from your own sending domain, so owners never see our name.
On Portfolio each owner gets a link to every turnover, photo, and fixed issue for their home. No login, revocable any time.
Maintenance and supply costs show next to the photo of the fix. Owners stop asking what the $14 line item was.
The email carries the headline numbers and a photo, so owners who never open the PDF still see their home looked after. You see who opened it.

Any unit with its own calendar in your PMS. A duplex listed as two rentals counts as two homes. Homes you pause for the off-season don't count that month.
No. Cleaners open each job from a text link in any phone browser, and they never pay. They can install the app if they want offline mode for homes with weak signal.
Your board stays exactly as you left it. Pick a plan and add a card to keep going. If you don't, the account goes read-only for 30 days so you can export your photos, then we delete it.
Yes, at any time. Upgrades apply right away and we prorate the difference. Downgrades start on your next bill.
Guesty, Hostaway, and OwnerRez sync in both directions. Airbnb, VRBO, and Booking.com connect through their calendar feeds if you don't use a PMS. Smart locks, Slack, Teams, QuickBooks, and Xero are in the integrations directory. Portfolio customers can use the API for anything else.
You pay for 10 months and get 12. Add homes mid-year and we bill the difference monthly at your annual rate.

Field notes, data, and playbooks for teams that run vacation rental operations. Written by people who have worked a Saturday.
We release every other Thursday, never on a Friday or a weekend. Your board doesn't change mid-turn.
Paste a Booking.com calendar link and its checkouts land on the board next to Airbnb and VRBO. Useful for owners who list a few homes directly on Booking.com without a PMS.
Send flags, late turns, and ready alerts to a channel. Pick which homes and which events. Each message links straight to the photo on the board.
Reports for next month now open for review on the 24th. Swap photos, edit the note, or hold a report for one owner while you call them first.
Changeover creates a one-time code for each cleaner's job window and puts it in the job text. The code stops working when the job is signed off.
The claim countdown now follows each channel's rules: 14 days for Airbnb, your deposit hold period for VRBO and direct bookings.
Each restock run becomes a bill with one line per home, coded to the account you choose. Owner pass-through costs stay in sync with your statements.
When a cleaner's photos are waiting for signal, the board shows how many and when they were taken. You know the room is done before the upload finishes.
Instead of inspecting every turn, ask for sign-off on one turn in five, or one in ten, per cleaner. New cleaners can be set to every turn for their first month.
You trust us with entry codes, guest names, and photos inside people's homes. Here is how we protect them, and where we still have work to do.
We have not completed a SOC 2 audit yet. Our Type II observation window with an independent audit firm opened on 1 August 2026. We expect the report in the first quarter of 2027 and will post it here when it is issued.
Until then: security questionnaire answers and our pen test summary, under NDA.
Measured on the board and the cleaner text links, which are the two things a Saturday depends on. Portfolio plans include a 99.9% SLA with service credits.
See the status pageA third-party firm tests the web app, the cleaner link, and the API each year. The June 2026 test found no critical issues. Two medium findings were fixed within 30 days.
Every path into Changeover is encrypted, everything at rest is encrypted, and what a person sees depends on their role. Follow a door code from your PMS to a cleaner's phone.
TLS 1.3, AES-128-GCMData flow: reservation and lock data leave your PMS and lock provider over TLS 1.2 or higher, reach the Changeover app in AWS us-west-2 where door codes get field-level encryption, are stored with AES-256 encryption in the database, photo storage, and backups, and are shown to each person according to their role.
Pick a role to see exactly what it can do. Cleaners see a door code only for their own job, and only during the job window.

Changeover started in a Cannon Beach garage in 2023, after one too many Saturdays spent on the phone. Our mission is simple: every home guest-ready by four, and every coordinator home for dinner.
Ruth Castellanos ran operations for 90 homes on the north Oregon coast. Her Saturdays were a spreadsheet, a group text with 26 cleaners, and a car full of toilet paper. Theo Lindqvist had spent eight years building dispatch software for delivery fleets.
They met when Theo rented one of Ruth's homes and found the hot tub cover in the driveway. The fix was a photo checklist on a shared phone. The board came a month later.
Today Changeover is 26 people, mostly in the Pacific Northwest. Everyone, engineers included, works a real Saturday turn each summer with one of our customers.
The short history, in the order it happened.
Every same-day and next-day turn closed on the board since 1 January. Counting as homes turn guest-ready.

We ship on Thursdays and watch every Saturday. A release that causes one late turn gets rolled back.

Hostaway's API returned errors from 10:12 to 10:59 Pacific. New checkouts reached the board up to 47 minutes late. We now alert coordinators on the board when a PMS sync is behind by more than ten minutes.
Texts to one US carrier were delayed by up to 22 minutes on a Saturday morning. Jobs stayed visible on the board. We added a second SMS route that fails over automatically.
A storage change slowed uploads for large accounts. Photos queued on phones and arrived late, none were lost. The change was rolled back.
